What runs out, and on what clock

Vendor certificates of insurance
Every contractor on every property — roofing, landscaping, cleaning, HVAC, snow. Each policy has an expiration, and a cancelled policy does not notify you.
Building inspections
Elevator inspections and certificates on an annual cycle in most jurisdictions. Fire alarm and sprinkler inspections on the fire code's schedule. Backflow prevention tests, typically yearly. Boiler inspections.
Licenses and registrations
Broker and property-management licenses with continuing-education requirements, business licenses, and the rental registrations and inspections many cities now require per unit.
Pre-1978 buildings
Lead-based paint disclosures, and EPA RRP certification for any contractor disturbing paint — a federal requirement, with the owner exposed when the contractor is not certified.

Can I organise documents by property?
Documents are tracked per vendor and per item, with notes; a portfolio is a list of vendors and their required documents. Per-property grouping as a first-class feature is not there yet — say so when you sign up and it moves up the list.
Will it chase my vendors for me?
It sends each vendor a document request with their private upload link, and shows you who has not responded. The reminders to you are automatic; nudging a vendor a second time is a button.
Do I have to type the dates in by hand?
Only if you want to. Upload the certificate as a PDF or a photo and the dates, issuer and number are extracted for you to confirm. You can also add a deadline by hand — a bid due date, a renewal you have not received the paper for yet — and it joins the same reminder schedule.
Are the renewal cycles on this page exact for my state?
No. Cycles differ by state, county and issuer, and they change. The values here are the common federal or typical ones, quoted to show how many separate clocks a business runs on. Lapseline tracks whatever date is on the document you upload; confirm the rule itself with the issuer.
